Why Are Pet-Friendly Condos in Bangkok So Scarce?

Most condominiums in Bangkok are managed by a juristic person, the body that runs the building on behalf of its co-owners. That body sets the house rules, and pets are one of the most common restrictions.

Some buildings allow only small pets, while others ban them entirely. A juristic committee can also change the policy by vote, so a building that welcomed pets a few years ago may have tightened its rules since.

That is why a verified starting list matters. Rather than falling for a unit and discovering the rules at contract stage, you can focus your viewings on buildings where a pet-friendly policy has already been identified, then confirm the details for your own dog or cat.

What Changed for Pet Owners in Bangkok in 2026?

Bangkok's Ordinance on Animal Keeping and Release Control B.E. 2567 took effect on 10 January 2026, as set out in this summary of Bangkok's 2026 pet law. It applies to dog and cat owners across the city, including those living in condominiums and apartments.

Registration and Microchipping

Dogs and cats must be registered and microchipped within 120 days of birth, or within 30 days of acquiring them. Microchips must be 15-digit chips that meet the ISO 11784/11785 standard.

According to The Nation's guide to pet registration, you can register online at petregis.bangkok.go.th using the ThaID app, or in person at a district office or BMA veterinary clinic.

How Many Pets Can You Keep in a Condo?

The ordinance limits the number of pets in shared residential buildings. In condos and apartments of 20 to 80 square metres, one pet is allowed, while larger units may keep two, as The Thaiger reported.

Owners who already exceeded these limits had to notify their district office by 9 April 2026 to keep their animals, according to Khaosod English.

Penalties for Not Registering

Failure to register or microchip a dog or cat can bring a fine of up to 25,000 baht, according to ILCT. Because registration can be done online, it makes sense to complete it before you begin viewing homes.

The Law and Building Rules Work Together

Meeting the ordinance's requirements does not mean a building will accept your pet. Each condominium's juristic person still sets its own policy, so you need both a registered, microchipped pet and a building whose rules allow it.

How Do You Confirm a Building's Pet Policy Before Signing?

A pet-friendly label is a starting point, not a promise. These steps help you avoid surprises after you have paid a deposit.

1. Get the Current Rules in Writing

Ask the juristic office, or the owner through your agent, for the building's current house rules or pet regulations. A verbal assurance from a previous tenant or a listing description is not enough.

2. Check Restrictions on Size and Type

Some buildings accept only small pets, and rules may differ for dogs and cats. Confirm that your specific animal is covered rather than assuming a general pet-friendly policy applies.

3. Confirm the Owner's Consent

Even in a pet-friendly building, an individual owner may prefer no pets in their unit. Make sure the owner agrees, and ask for a pet clause in the lease that names your animal.

4. Match the Unit Size to the Ordinance

Check the unit's floor area against the city limits: one pet for 20 to 80 square metres, and two for larger units. This matters most if you live with more than one animal.

5. Ask Whether the Policy Could Change

A juristic committee can change the pet policy by vote. It is reasonable to ask whether any change is being discussed, especially if you plan a longer lease or a purchase.
